Finding a home that you can see yourself in for the next five to twenty-five years is a great feeling. Don't let that feeling cloud your judgment and leave you with unexpected issues after the closing. Here are a few things to consider before you buy:

1. Is a house a good investment? Should I Buy or Rent?

Usually, but not always, investing in a home is a wise decision. If you are debating about whether to rent or buy here are some things to consider about buying:

a) Purchasing a home can provide a more secure future for you by building equity

b) A home can be a Tax Advantage

c) Remodel and redecorate as you see fit

d) It provides you with a buffer against inflation and rising rental rates

2. Can I afford a home?

This question is asked by most during the home shopping process. It's important to determine what you may be able to afford long-term. Securing a loan in today's financial environment is challenging. Talk with your Real Estate Agent and get their advice on reputable lenders that will work with you through the loan process.

3. Should I use a Real Estate Agent?

Buying a house is one the most important decisions we make. Using a Real Estate Agent can make it easier. Why? Here are a few reasons:

a) Agents have access to the Multiple Listing Service (MLS) that lists homes for sale. This gives you the largest number of homes on the market for sale to consider.

b) An agent can help you narrow your choices by going through a home and noting your likes and dislikes.

c) Agents can answer questions about the current market, interest rates and other home buying issues.

d) An Agent will refer you to other specialists whom you will need, including home inspectors and lenders.

e) Your agent will lead you through the process, ensuring all necessary steps are completed, including making the offer on the house.

4. Is this House right for my family and me?

This question is asked after you have been looking at homes with your Real Estate Agent and you think you've found the right one. Don't just make an emotional decision, but an informed one as well, and chances are you'll end up happy with your new home.

a) Research the local area to understand its economics, climate, and variables that will be part of your long-term lifestyle. Are there any issues you should know about?

b) Know the Neighborhood. When you buy a home, you're investing in a community. Before making the final decision, take a good look at the location and make sure it fits your needs.

c) Know all of the vital systems that connect to the house: electrical, sewage, heating, air conditioning, and water. Make sure you understand how they work.

d) Consider your furniture, electronics and appliances. Will they fit into the new home or will you need to purchase new home furnishings?

e) Hire an expert to do home inspections and attend them if possible.

f) Evaluate possible repairs/immediate improvements. Ask the seller to repair them or include the cost into your bidding.
